Cerussi & Spring, P.C.
This corporate law firm was coming to the end of a 10-year lease in an institutionally owned building. Cerussi required expansion, but no adjacent space was available. They very much wanted to avoid the expense and disruption involved with relocation. Howard Properties, Ltd. was able to convince the building owner to relocate an adjacent tenant to provide expansion space, and negotiated a new 10-year lease that provided the firm with a stable cost basis and a complete refurbishment of its space at the building owner's expense.
Ameritrade
OnMoney was a fast-growing division of Ameritrade Holding Corp., the online stock brokerage firm. From an initial short-term space commitment of 7,700 SF, the company ultimately grew to over 40,000 SF. When its business model changed and it needed less space, Howard Properties, Ltd. was successful in assigning its lease to a major European bank, and relieving its parent company of a $6 million corporate guarantee.
Legal Aid Society of Westchester County
This major not-for-profit organization had been located in the same building for 30 years. Its facility was tired and no longer met its functional needs. Howard Properties, Ltd. instituted a full-market search, ultimately resulting in a long-term renewal in its present location, at a significantly reduced rent. We also successfully negotiated for reconfiguration and refurbishment at the building owner's cost that brought the space up to the quality level required for today’s operation. Additional advantages to the organization included the securing of on-site storage space for its court-mandated files, and significant reduction in its electricity costs by the installation of a sub-meter.
Kaufman, Borgeest & Ryan, LLP
Howard Properties, Ltd. has completed approximately 60,000 SF of lease transactions in Westchester County, New York City, Long Island and New Jersey for this rapidly-growing law firm specializing in insurance defense litigation. We constantly interface with the Managing Partner to project upcoming real estate needs and to be proactive in addressing them so that space is available as needed, both in terms of timing and geography. This allows KBR to focus full-time on their business while Howard Properties, Ltd. devotes its time and expertise to providing them with the infrastructure to house their rapid growth. The firm, founded in 1997, now has almost 200 employees.
Frontier Insurance Group, Inc.
This NYSE traded company had 40 offices in 18 states with 2,000 employees and $2.6 billion in assets. Howard Properties, Ltd. was responsible for space acquisition, disposition of excess space, lease renewals and renegotiations, multiple consulting assignments and monitoring of all leases and critical dates. We managed Frontier’s rapid growth and dealt with all of the real estate issues involved in Frontier’s many corporate acquisitions.
ImageMax, Inc.
ImageMax, Inc. is a leading provider of integrated document solutions, with more than 600 employees, 20 sales offices and 18 production facilities throughout the United States. They required a unique facility in Westchester. It had to include office space, fireproof document storage, warehouse space and production space. It had to be in a central location, close to public transportation, and it had to be able to function 24 hours per day, 7 days per week.
Howard Properties, Ltd. located and successfully negotiated for a facility that fit all ImageMax’s requirements, including its strict budget. We saved the company tens of thousands of dollars by convincing the building owner to completely build out the new facility, including items such as the fireproof room and supplemental air conditioning, which normally would be tenant costs.
